QUALIFYING GUIDELINES
Instated November 2, 2007

EQUAL HOUSING: Non-discrimination on the basis of race, color, religion, creed, sex, national origin, handicap or familial status in reference to housing is the comprehensive policy of this company.

INCOME: Gross Monthly Income must exceed 3 times the monthly rent. Allowances from parents, scholarships, study subsidies, and/or inconsistent income such as alimony, tips, child support, will require written verification. Applicants who are first time renters or who do not have sufficient income under this paragraph may qualify by having the lease guaranteed. The lease guarantor must meet all qualifying guidelines and must sign the lease. This may be done only by a family member or employer.

RENTAL APPLICATION: A separate application must be fully completed, dated, and signed by each applicant and all co-applicants. Spouses may complete one application. There must be no omissions or falsifications. The Application fee is $40.00 and is non-refundable. All applications must be accompanied by a security deposit.

CREDIT CHECK: A complete check of credit history will be made. A satisfactory rating within the last 24 months is required without any derogatory status on any account. Previous bankruptcy or foreclosure requires an additional deposit of one month's rent. Negative check writing history will result in a tentative approval with a lease requirement of certified funds only for payments. We do not consider negative history from medical debts or school loans in the evaluation.

EMPLOYMENT: Stable employment history is required for 12 months or evidence of an ongoing stable source of income for the past 12 months is required.

RESIDENCE: Present and previous rental or mortgage history of 12 months is required. Under no circumstances will an applicant be accepted who owes an apartment community or landlord. If an applicant has ever defaulted on a lease or a mortgage the application will be denied. First Time Renters will be required to pay ½ of one month's rent as a security deposit unless they have satisfactory credit and/or the lease has been guaranteed by a co-signer.

CRIMINAL HISTORY: Criminal history reports will be obtained on all occupants over the age of 14. No felony convictions, deferred adjudications for felonies, or violent misdemeanors will be accepted. All applicants and/or occupants with a history of violent or sexual crimes will be denied.

AGE: All heads of household must be at least 18 years old unless familial status applies.

OCCUPANCY: Maximum of two persons per bedroom plus a child under the age of 6 months old and who sleeps in the same bedroom with the child's parents, guardian, legal custodian, or person applying for that status.

ROOMATES: Each is responsible for the entire rental payment and lease contract. Both roommates must execute the lease.

** This community charges an administrative fee of $50.00. This is due at the time of move in. It will be used to cover administrative costs at the end of your residency.
